We send instruction letters to Mexico to the Trustee Bank and Notario (Mexican Real Estate Attorney). Based on the instructions, the Notario begins to prepare the Trust. During this step the Notario will procure a number of documents for you including:

  • Escritura (deed) with the Registro Público’s Seals (registered in Public Records).
  • SRE Permit.
  • Cláve Catastral (Tax ID for the Property).
  • Water and Electric Bills (from the seller).
  • Certificado de Libertad de Coravámenes (No Liens Certificate).
  • Certificado de No Adeudos (current property tax certificate).
  • Régimen de Condominio (Condo Regime) if applicable—seller must provide.
  • Acta Constitutiva (Articles of Incorporation) –if the seller is a corporation.
